Home sales in the Manhattan area rose slightly | News

Home sales in the Manhattan area rose last month.

According to statistics from the Flint Hills Association of Realtors and the Wichita State University Center for Real Estate, 163 homes sold in Riley, Pottawatomie and Geary counties in August, a 1.9 percent increase from the 160 homes sold in August 2023.

That’s also a jump from July’s 156 sales, though it was down from June’s 174 homes sold.

August was the first month this year that the number of home sales was higher than the same month in 2023.

Of the 163 sales in August, 154 were existing homes, a 4.1% increase over the 148 units sold in August 2023. The median sales price of existing homes was $285,031, an increase of nearly 11 % from the average price of $256,957 in August. 2023.

Nine newly constructed homes were sold in August, down from 12 in August 2023. The median new home price in August was $306,406, down 18.1% from August 2023.

In August, 160 sales contracts were written, a 17.6% increase from 136 in August 2023. Contracts written during the month partially reflect sales that will close in the near future.

There were 335 active listings in the area at the end of August, after July ended with 336 active listings. At the end of August 2023, there were 323 homes on the market. At the current rate of sales, that figure represents a 2 1/2 month supply of active listings.
